General Policies:

Check-in Time: Is 4:00 p.m. to 7:00 p.m. PLEASE advise us if you request an earlier or later time. We do understand late flights and how difficult it is to call, BUT PLEASE, when you get the chance call and let us know you will be late. We prefer that you pick your key up first before going out or to dinner. We do not leave the key on the step.

Check-out Time: 11:00 a.m. without making special arrangements with the Innkeepers. If you have not made prior arrangements you will be charged $25.00+ tax per hour after 1pm. A seconed night will be charged after 4pm.. 

Smoking is allowed only in the designated areas (in courtyard, out back or in front). If it is found that you have been smoking in your room you will be charged another $50.00. If it is found that your smoking has set off the alarm you will be charged $50.00 extra and asked to leave the premises immediately.

Additional Guests: Our listed rates on the Rooms & Rates page are based on double occupancy,except for Sandia. There is a $25.00 charge per additional person per day which includes putting a single rollaway into one of the rooms. No cots or sleeping bags allowed, you will be charged if brought in. Rates subject to change without notice.

CANCELLATION POLICY
: Reservations are guaranteed with a credit card (MC, VISA, AE). A deposit of one night will be charged to your card to hold the reservation date. A confirmation will be sent with your copy of the charge slip. CANCELLATIONS made 10 or more days prior to arrival will receive a refund less a $25 processing fee. CANCELLATIONS 9 days or less will be credited with a gift certificate toward a future visit and the certificate is good for 6 months and can be transfered. If CANCELLATIONS are made on the reservation date the deposit will not be refunded (i.e. you arrive and do not wish to stay, call same day and can not make it, no show). CANCELLATIONS that are made on the same day you arrive (i.e. you have made a 3 day reservation and you cancel 2 of those days) will be charged $50.00 for each day canceled.

CANCELLATIONS
for Holiday periods require 45 days cancellation notice. If it is 44 or less you will be credited with a gift certificate toward a future visit and the certificate is good for 6 months. No gift certificates or cupons may be used on Holidays.

Balloon Festival is a 3 day minimum reservation requirement unless the Hacienda has a 1 or a 2 day slot open.  For CANCELLATIONS made at Balloon Fiesta 60 days is required and at 59 days or less no refund will be given and no gift certificates will be issued. No gift certificates or cupons may be used during Balloon Festival.

CANCELLATION
for the Rental of the entire house requires 45 days cancellation notice. The required deposit is $500.00 and will be kept if cancelled less than 45 days. Prior to 45 days a $250.00 processing fee will be kept and the rest returned within 30 days
